May My Dreams Come True...

In 2000, I was called to the Bar. The firm where I worked, was appointed as one of the panel solicitors for a project called Bandar Alam Perdana. The location is near our house kat Saujana Utama, very near to Puncak Alam where the new Uitm is located.

I remember they launched the project @ one of the hotels in PJ. The Developer was a newcomer in the property industry. Bank Islam was the bridging financier and the firm where I worked was the solicitors for Bank Islam handling the developer's financing facilities. That's why we got some SPA files for the project.

In 2004, I was no longer working in that firm when I bought a bungalow lot there, measuring 5,500 sq ft. I wanted a piece of land yg dekat dgn our hse kat Saujana Utama. Ada jugak bungalow lots for sale kat our area - Sg Buloh Country Resort tp yg tinggal lots yg kat belakang, still berhutan meaning kalau beli kena clear the land first before constructing a bungalow & this would cost money, the price was higher. Bandar Alam Perdana, flat land, about 9km from the proposed Uitm. A friend of mine bought 3 lots away from mine. The 3 lots in between our lots dibeli oleh a director for a big company. I dumped RM20K for the deposit & took RM100K loan to settle the balance.

In 2006, the project was declared abandoned project. I still have 9 years to settle my loan; nasib baik ambil 15 years, kalau 25 years, lagi teruk byr interest...

I did attend a meeting initiated by a small group of the bungalow lot owners. After that first meeting tak pergi lagi dah coz I know whatever steps we take, going to be futile. The land has yet to be subdivided, mcm mana nak lodge caveat and if we lodge caveat on the master title, nothing can be done to revive the project kalau those caveats tak di remove. To lodge a caveat & remove it later would cost me atleast RM1K. And to subdivide the bungalow lots, millions have to be paid to Majlis first; sape nak byr...and the fact that they conduct the meetings kat clubhouse...those exclusive places yg kena rent (coz most of the owners are well to do people, I was the youngest masa I attended the 1st meeting & drive kereta paling cokia) melemahkan semangat nak join...

Recently, a friend referred me to the state's website regarding Bandar Alam Perdana. When I read, I feel so sedih coz I teringat my conversation with a friend, S who was involved in that project too but she was from a different firm.

For the uninitiated, the landowners, most of them illiterate & miskin serahkan their land to the Developer in consideration of RM180K in cash & the balance in kind - a double storey terrace house to enable the developer develop their land jadi housing estate. So, when the project abandoned, they lost everything; rumah x dpt, tnh tergadai.

S told me the firm where she worked was responsible to get signatures from the landowners; most of them dah tua. Sedih katanya coz some of them were bedridden, some dah meninggal pun & the children bergaduh pasal harta pusaka...

And I remember, the developer let the buyers chose their units first during the launch @ the hotel; yg tak dipilih baru they all suruh landowners pilih. And they held this event kat dewan sekolah kat Kuala Selangor. Punyele jauh nak pergi...

The big bosses kat development company tu semua non-Malays, so the big bulk files Sale & Purchase Agreement dpt kat bangsa they all lah kan. And I remember masa kat dewan sekolah tu, for legal firm bangsa they all, they bought KFC for them. Me & S's firm boleh tengok je lah coz we were not allowed to leave our booths. Bukannye we all ramai pun, me & Shamsul another lawyer and 2 clerks, S & her 2 clerks, kalau beli 10 ketul ayam pun tak burn their pockets pun...1Malaysia? In your dreams, Datuk Najib....Luckily Shahrul was there, so dia tapau sth for us.

I heard the state government is trying to revive the project. Good for those who have purchased the double storey & single storey terrace houses coz I'm pretty sure rumah they all dah rosak teruk.

And good for me too coz when I bought that land, I tak berangan nak stay there but I berangan nak build a one stop centre for children's activities; berangan nak ada studio where I boleh conduct yoga & dance classes for children & a pool where I can hire a swimming instructor to conduct swimming lessons, small classes where I can conduct classes for special needs children...

God willing, my dreams may come true...

my mom was one of the mangsa rumah xsiap kat situ...bile dgr news baru2 ni rasa bersyukur sgt sbb penantian my mom selama 9 tahun insyallah akan tertunai juga...kami bukan org berada...masa nak beli rumah kat situ...walaupon hanya low cost shj ...sgt membebankan bcoz my mom is just a industrial worker dgn anak seramai 6 org yg berderet masih sekolah...tp atas keinginan yg tinggi utk ada rumah sendiri (i was grow at setinggan area)..my mom usahakan keluar duit KWSP dia...tp sgt mengecewakan bile projek tu terbengkalai akhir nya....now, wlpn projek tu nak disambung blk...my mom dah patah hati sebenarnya..nyway skang dioa pon dpt offer beli unit PPR yg dia duduk skang ni...but just think about others yg bukannya senang nak dpt beli umah berunit2...tp hnya seunit tulah yg dah lamer terbengkalai..semoga mereka dapat bersenang hati selepas ini....

This kind of developers should be sued left right and centre! For them, project terbengkalai pun, duit diaorang masih juta2, rumah diaorang masih bungalow besar2. Yang buyers ni, dah lah duit habis, apa pun tak dapat. Masa advertise, macam bagus2. That's why I like to buy completed house. I can view the house for myself.

I'm so mad whenever I hear this kind of stories about errant developers. They should not continue living lah!

ila, mmg kesianlah sape yg beli rumah kat situ. Macam k emy not so bad coz beli tnh je.

masih terbyg2 muka landowners yg dtg kat dewan sek Kuala Selangor tu. Most of them mmg tak pernah dok rumah batu, so dtg dgn penuh harapan & ceria sgt. Kira dewan tu mmg riuh rendah masa tu coz diaorg bukan dtg husband & wife je; dtg dgn anak2 & ahli keluarga yg lain.

Ada jugak yg dtg berkerusi roda coz most of the landowners dah tua. Kalau sesekali rasa tak bersyukur dgn nikmat Allah, mesti terkenang balik landowners ni

And teringat jugak the bosses dtg dgn kereta menjalar park betul2 dpn dewan tu.

Bacalah website kerajaan selangor tu. Geram sgt. Semoga mereka mendapat balasan yg setimpal

i made a big mistake, tak buat research, main beli je. paid heavy price for that mistake. after that mistake, I read books before buying the next property.

yes, its better to buy completed property; maybe slightly expensive but worth it...

Husband also bought an apt years back and it was one of the projek terbengkalai in Selangor. Tak bayar bank, tak boleh, they still consider that we have taken the loan. What an eye sore. Apt tu dah 80% complete. Pathetic!

I hope projek yg you are in ni will revive. Kesian buyers tu semua. And most importantly your dream will come true sooner or later.

Frust kan? Tapi atleast I can still pay walaupun semput sometimes & we still ada rumah to stay, kesian sgt kat org lain tu...
